About This Property

This is a purpose-built Robust SDA home in Kelso, near Bathurst in the Central West of NSW. It has been operating since 2022. Both places are currently available.

The house is designed on one assumption: that a resident will, at some point, have a very hard day. Everything below follows from that.

Two separate wings

The two participant bedrooms sit in different sections of the house. Each resident has their own wing, and one bedroom has an ensuite. Residents do not need to be behaviourally compatible to live here safely, and neither person has to pass the other’s door to reach a bathroom or leave the house. In most two-place homes, incompatibility is the reason a placement breaks down. This house does not have that failure mode.

Two separate living areas

As well as the main family and dining space, there is a second lounge in the quiet wing, next to that wing’s bedroom and bathroom. It gives a resident somewhere to withdraw to that is not their bedroom and is not the room the rest of the household is in, and it gives staff a defined space to work in. Where a behaviour support plan calls for a nominated quiet space, planned withdrawal or reduced sensory load, this is the room that carries it.

Built to absorb impact

Very high impact wall lining, 30mm, over a full plywood and FR-MDF substrate. Commercial-grade window frames with laminated safety glass throughout, and 2.7 metre ceilings. The home has been lived in since 2022 and it has held.

Line of sight without surveillance

The kitchen is its own enclosed room with large viewing windows into the living area, so a support worker preparing food keeps line of sight the whole time. Nobody has to choose between getting a meal on and keeping an eye on the room, and nobody is watched over their shoulder in their own home.

A secure perimeter

Fully fenced, so leaving the building is not the same as leaving the property.

Overnight support, built in

A dedicated Overnight Assistance room with a door viewing port, so overnight support is properly accommodated on site.

The home is also physically accessible: level thresholds, wide doorways, a roll-in shower and grab rails, which suits participants with combined physical and behavioural support needs.

Who this home suits

Participants funded for Robust or Improved Liveability SDA. The dwelling is enrolled as Robust, so an Improved Liveability participant gets a home built well above the standard their funding requires.

We also accept medium term accommodation and short term accommodation, so a participant who is ready to move now can settle in while their long term housing is still being worked out.

It suits participants whose previous shared placement has broken down because of incompatibility with a co-resident, and participants with behaviours of concern, including those with restrictive practices in place.

Both places are open. We will take a single resident. We are not waiting for a pair.

Your choice of support provider

Better Living Solutions is the SDA provider only. We do not deliver Supported Independent Living.

You bring, or keep, whichever SIL provider you choose. Nobody has to change support providers to live here. We own and maintain the building. Your support team runs the supports.

We are glad to work with any SIL provider, and if it helps we can introduce you to local providers who are ready to start.

SDA rent is determined by the NDIS and is based on the participant's individual funding package. The rent amount is calculated according to NDIS SDA pricing arrangements and is paid directly through the participant's NDIS plan.

Participants typically contribute a reasonable rent contribution, which is usually 25% of their Disability Support Pension plus any Commonwealth Rent Assistance they receive.
