About This Property
This High Physical Support home in Sefton is shared by four people, with one support worker on site for the household and a separate room for overnight staff. It was built new in 2024 by MMZ Building Solutions and has been running as a home since then, so a person moving in joins an established household with Supporting Disabilities Australia already providing support inside it. We work with the current residents on who joins them, because a shared home only works when the people in it get on.
The house is single storey brick with a level ramp and handrails to the front door, and level flooring throughout. The hallway is long and wide enough to turn a power chair in, and every doorway is widened. The bedrooms are wired for assistive technology and the ceiling structure is certified for a hoist, so a track can be fitted to a room before the person who needs it moves in. Each bedroom has its own bathroom with a roll in shower, grab rails and height adjustable fixtures. The kitchen is built to be used from a wheelchair, with clear space under the sink and bench, an oven at an accessible height and a pull out corner pantry. The living and dining room is shared and opens straight off the main hallway, and there is a video intercom to the front door.
The home has fire sprinklers, ducted heating and cooling, emergency backup power for the equipment that must not stop, and solar on the roof. Outside there is a level, Colorbond fenced yard and two car spaces.
The area
Sefton is a quiet, established suburb in south west Sydney, between Bankstown and Chester Hill. The home is a short drive or a level walk from Sefton railway station, and Chester Hill station is the next stop. Local bus stops are close by. Everyday shopping is at Big Fresh Fruit and Groceries and Fresh4Less in Sefton, with Chester Hill Shopping Village for the bigger shop, and Birrong Leisure and Aquatic Centre has an accessible pool for hydrotherapy and exercise. Bankstown Hospital is about ten minutes away by car.

Rooms are available now for people with High Physical Support in their plan who want to live with others and have support on hand around the clock. Because the support is shared, it suits someone who is comfortable with a household routine and happy to have staff in the common areas. SDA rent is determined by the NDIS and is based on the participant's individual funding package. The rent amount is calculated according to NDIS SDA pricing arrangements and is paid directly through the participant's NDIS plan.
Participants typically contribute a reasonable rent contribution, which is usually 25% of their Disability Support Pension plus any Commonwealth Rent Assistance they receive.
