Pendle Hill — A Village of Seven

Pendle Hill, NSW (Western Sydney)

About This Property

4 of 7 dwellings currently available — a meaningful choice of homes within a single connected village.

Pendle Hill – A Village of Seven is a purpose-built micro-village of seven independent High Physical Support SDA dwellings in Western Sydney. Each dwelling is designed for single-occupant living (1:1), giving each participant their own private home while remaining part of a connected community.

This village model is well-aligned with the direction the NDIS is heading. As the scheme moves toward greater participant choice, individualised support, and away from the older “shared house with 24/7 carer” model, Pendle Hill offers something genuinely different – a home of your own, with shared support nearby when you need it. It’s an ideal fit for participants who want to live alone for the privacy and autonomy of their own dwelling, but who don’t require dedicated 24/7 care.

Care is delivered through a shared concierge model: a separate Community room within the village houses overnight support workers who respond to participants across the seven dwellings, rather than each home needing its own dedicated carer. This makes the operational model more efficient (better use of OOA funding), reduces worker isolation, and means every resident has 24/7 support available without paying for dedicated 24/7 staffing.

Each dwelling has been built from the ground up to NDIS High Physical Support standards. The compact, accessible layouts feature open-plan kitchen and living spaces that flow seamlessly to a private grass garden through floor-to-ceiling sliding doors – a generous indoor-outdoor connection that’s rare in inner-suburban accommodation. Each home includes an en suite plus a separate accessible guest bathroom (grab rails, roll-in shower), an accessible kitchen with cooktop, and a bedroom designed for participant choice and dignity. Smart home controls (integrated climate, intercom, and lighting) are built in.

The site has 2 shared car spaces for visitor and support-staff parking. Pendle Hill itself is a well-connected Western Sydney suburb on the train line, close to shops, medical services, and Sydney’s major hospitals.

Participants typically contribute a reasonable rent contribution, which is usually 25% of their Disability Support Pension plus any Commonwealth Rent Assistance they receive.
