Questions investors and coordinators ask
How the money and the process actually work
What does demand-led mean in practice?
It means we do not advise an investor to build until we know who the home is for. Before a site is chosen we talk to support coordinators, occupational therapists, hospitals and SIL providers in that area about the participants they are trying to house, the design category in their plans and the support ratio that suits them. The brief for the home comes out of those conversations. It is slower at the front end, and it is the reason our homes are matched to residents before they are finished rather than advertised empty afterwards.
How does the SDA payment reach an investor?
SDA is paid by the NDIA to the registered SDA provider, in arrears, for each enrolled dwelling and each participant with SDA in their plan who lives there. The resident pays the reasonable rent contribution to the provider separately. Under our management agreement we collect both, meet the outgoings we are responsible for, and remit the balance to the owner with a statement. Nothing is payable for any day before the dwelling is enrolled and occupied, which is why enrolment and tenant matching run alongside construction rather than after it.

Can a participant move in before the home is enrolled?
They can, but no SDA can be claimed for any day before the NDIA enrols the dwelling, and enrolment needs the occupation certificate and the as built SDA certificate first. A home that is occupied but not enrolled costs the provider and the owner every day it stays that way. Our process treats the certificate, the enrolment and the move in as one sequence, and we will tell an investor honestly if a date is at risk rather than promise a move in the paperwork cannot support.
